A cotton spinning factory is located in Oberwaltersdorf since 1822. Today, the entire site is one of the few industrial monuments that have been preserved almost in their original state. The overall concept was the revitalization of the old factory building and the extensive conversion of the halls into living space. During the renovation of the listed area, valuable cooperation with project partners, construction companies, architects and the Federal Monuments Office was carried out to ensure that the appearance of the factory premises was preserved as far as possible. This place is perfect for you if you appreciated the industrial style and always wanted to live in a real loft. Some of the individual turnkey lofts are for rent. The industrial charm is emphasized. There are beautiful old brick walls everywhere on the facade, the listed factory chimney is almost always in view. In the lofts with a room height of up to 4 meters there are still some steel columns and many other robust details. The windows were renewed with the renovation, thus offering the comfort of the 21st century and allowing a lot of light into the factory.
Lofts from 102 m2 to 151 m2 in size are available for rent. On the top floor 1 loft with several roof terraces and a wonderful view over Lower Austria. On the ground floor 2 lofts with south-facing garden in the vicinity of the river. All lofts combine industrial charm with a spacious and open living space. The equipment includes fine concrete or wooden floors, real factory lamps or steel drive wheels in connection with a modern kitchen and several bathrooms. All lofts have underfloor heating, and there is also air conditioning in the attic. All tenants benefit from a reserved parking space outdoors and the possibility to rent a parking space in the garage on site.

The history of the cotton spinning factory
When the Gradner brothers and Franz Girardoni acquired the property 200 years ago and built a spinning factory, industrialization started Oberwaltersdorf. 200 workers worked in the factory on 27 spinning machines on 3 floors. After structural changes in 1895 and changing ownership, the factory was last used in the Second World War. Then it fell asleep. The extensive renovation and revitalization of the factory and the associated outdoor areas began in 2012. After renovation has finished numerous residents enjoy their own loft. In a large hall there is still the flywheel of the old listed steam engine, six meters in diameter, with transmission.

Oberwaltersdorf is an example for historic industrial style buildings, close enough to Vienna to offer a good location alternative. The Alte Spinnerei factory is located in the district of Baden in a quiet location with little traffic, but less than 500 meters from the center Oberwaltersdorf away. In Oberwaltersdorf you will find 2 supermarkets, a good range of restaurants, a pharmacy and many other shops. The center of Vienna can be reached by car in about half an hour.
